Now that more people are renting, what can landlords do to ensure their properties are well maintained?
Hire pool, yard, air conditioning maintenance and roll the cost into the rent. Periodically drive by the property and build a relationship with the tenant that allows communication to happen. Limit what types of pets are allowed and have tentant put down reasonable security deposit. Work with property management and home owner associations to stay informed. In essence the same things they did when less people were renting.
